According to a recent study by Realtor.com, the best time to list your home in 2025 falls between April 13 and April 19.

Why is Mid-April the Sweet Spot for Sellers?

By analyzing six years of market trends, Realtor.com has pinpointed this week as the prime window for sellers to maximize their profits. Homes listed during this period tend to sell faster and at higher prices compared to other times of the year. The reasons?

  • Peak Pricing: Homes listed between April 13-19 historically see an average price increase of $4,800.

  • Higher Demand: Buyer activity spikes during this week, with listings receiving 17.7% more views than average.

  • Faster Sales: Homes typically sell nine days quicker compared to other times.

  • Less Competition: There are 13.2% fewer sellers entering the market, making it easier for your home to stand out.

How Much More Could You Make?

If you listed your home earlier in the year, you might have left money on the table. Homes sold in January typically fetch 6.7% lower prices, potentially costing sellers up to $27,000 in missed earnings. Cold weather and post-holiday distractions don’t do much for buyer enthusiasm or curb appeal.

A Low-Inventory Advantage

In addition to the seasonal benefits, 2025 sellers are also in a uniquely strong position due to the ongoing housing inventory shortage. In January, national housing inventory was still 24.8% below pre-pandemic levels, meaning less competition overall.

What About Buyers?

While mid-April is a seller’s dream, buyers looking for the best deals might want to wait until early October. According to past data, the week of September 29 to October 5 is the optimal time for buyers to take advantage of lower prices and reduced competition.
